Thread: Mayan - what do you think?

Question Mayan - what do you think?

After Valentino walked away from me, Sini, and The MANAGEMENT at Mayan in the Riviera Maya just to told me on 12 Jan 2012 2:30 pm CST:

Our company is better off financially if you DO NOT change your contract (by upgrading).

And YOU are NOT allowed to come to a presentation because I (Sini) have already TOLD YOU everything YOU need to know.

Many Mayan employees witnessed this. Now I need to tell my husband. Granted we own a TON of timeshares and do not need Mayan.

I plan to stay in bed on Friday, 13 Jan 2012 because their is a FULL MOON and we just want to get out of here after arriving in Cancun 15Nov2012. We are scheduled to check out on 14Jan 2012. Last year they gave us 10% off the bill since they knew we had met and spoken to Sini.

Granted, Sini had offered to submit a PROPOSAL to the COMPTROLLER of Mayan in NV asking for a waiver of the NEW CLAUSE that stipulates that ALL Addendums in prior contracts like SC1 (no maintenance fees for register weeks after age 77 (My husband is 85.) are null and void in the new contract. BUT he said that even the comptroller would not allow us to keep PROFILE A like 12 months in advance for reservations and the right to reserve all but Christmas, NY, Holy week or Easter.

Sini said the NEW clause requiring that we surrender the right to use REGISTER weeks in consecutive months of February or March could NOT be removed from an upgraded contract.

5 year renovation due on 28Feb2012
    Purchase date: 5Jan2012
    ID 15231/MRY1480/MSMRICR4802,MSMRICR4803,MSMRICR4804,4805

5 year renovation due (We were told 28Feb2012 but Sini says we were told wrong and are past due
    Purchase date: 13Dec2012
    ID151164/MRY1393/MSMRICR4481,MSMRICR4482

Since were aware that renovation fees were coming due and were in Mexico for six months last year we got these quotes:
    - Mayan in Mayan Riviera 6 x about $10,000 to DOWNGRADE from 6 weeks of 2 bedroom to 6 weeks of 1 bedroom
-Mayan in NV - $30,000 for the SAME as above
-Mayan in Mazatan - $3,000 for the SAME as above

    Sini said we owe Mayan:
$4700 If we do NOTHING regardless for renovation
$6800 (3400 per contract to change ANYTHING)
PLUS upgrade fee EVEN if we DOWNGRADE the time

I guess if we made 6 x 2 bedroom units at Mayan Palace become 6 x 1 bedroom units at Mayan Palace (essentially giving up the adjacent studio) it should cost us about $75,000 or so.

I feel a bit STUNNED so I thought I would ask my friends in cyberspace what they think.

I thought by now someone would have replied to this thread. To me it seems like I am starting in the middle of the story, and I don't know the players and the background

I believe Georgeanne owns a LOT of Mayan Contracts - some of which have the no maint fee after 70?75? and as u know Grupo Maya or whatever they are called now are always trying to upgrade people.

That's the background but as to the post - I say Flexible - check out and get going to your next adventure, 10% is probably not worth the double talk and aggravation.

Hi Pat, really looking forward to updates on the TUGgers 23 Jan 2012 NZ/Australia cruise. We will be on the Celebrity Century 30 Jan-17 Feb 2012 NZ/Australia visiting many of the same ports as you.

I did not and do not want 10% off or $3000 pesos for a Mayan presentation this year - just a Professionally discussed QUOTE for what would it cost to upgrade 6 x 2 Bedroom Mayan Palace weeks to 6 x 1 Bedroom Mayan Palace or Grand Mayan or whatever weeks.

I am uncertain if it is ok to show the link to another website where I posted the identical post yesterday. http://tugbbs.com/forums/showthread.php?t=162590 I guess it is called a "rant" in slang. I can not think of an occasion that anyone said you are 'ranting.' Please delete this paragraph if it violates the rules.

My husband is the most easy going person I have ever met. We fell in love at first sight. If I had only known what I do now, I would have advised against adding another Mayan contract on 5 Jan 2007 (REGISTER weeks + 4 vacation fair weeks x 2 Bedroom or upgrading the 2 week contract on 13 Dec 2006 with 2 REGISTER weeks and 2 Vacation Fair weeks x 2bedroom.

I realize few might follow my abbreviated complaint UNLESS they are also on the renovation calender AND if they also have NO MAINTENANCE FEE contracts (SC1) EVEN if you use your register weeks.

Anyways, Norma Suaraz Cuevas was so gracious today in giving her time. Initially I wanted to briefly mention a totally unrelated matter one of her staff. But when I saw her I thanked her for the incredibly beautiful Christmas Angel made of gold with red jewels attached that we plan to use as a Christmas tree top next year in Mexico. And the box of cookies followed by the red box with PEACE written all over it filled with chocolates again. Granted she generally sends Profile A contract something special at least once during their stay but her compassion, creativity and generosity is legendary. She seemed more stunned that I was to read what I wrote yesterday. Her last words after she walked me to the elevator were an apology regarding yesterday. She said she would show the post to her boss and several others. Perhaps someone at Mayan will reply to mention why people with SC1 status risk NO MAINTENANCE even if you USE your weeks if they do not read the small fine print.

I agree you certainly would expect better treatment as a top customer. On a trip to GM NV last year, IreneLF and I met a couple going back on the shuttle to the airport who owner 10 weeks in the new (at the time) Grande Luxxe. They were the most modest people but as we continued to talk they raved about the level of service they received from Grupo Maya.
Your situation certainly sounded different and I am glad it was somewhat rectified.

    Enjoy your travels!

    Georgeann,

I have been thinking about your post.

I understand about the Senior Certificates that were offered to those of us who purchased before November 2006. We had to sign up for those before November 2009 to get them. We look forward to the time that we get to go to the Mayan Palace and Grand Mayan for 5 weeks for no maintenance fees! We also like the no pay unless you go feature for maintenance fees - that is helpful when we cannot be gone as many weeks as we have timeshares. We do still have the 5 year renovation fees to pay, but we are OK with that as our contracts are older and we have lower maintenance fees.

Maybe the Grupo Mayan has been rethinking those two contract items and have decided that they do not want to keep them included once they eliminate the 5 year renovation fees in the new contracts. That could be why the $$$ amount is so high up front because they know that you will be staying for "free" if your contract includes the Senior Certificates. They are in the business of making money and may have found that a lot of us use or plan to use the Senior Certificates, so they are looking for other ways to supplement their income. (This is just my take on it as someone who tries to analyze things too much!)

It will be interesting when people who believe they have SC (Senior Certificates) but currently pay maintenance fees because they have not reached 77 or 75 for half MF are told that they 'lost' that addendum during a upgrade with a clause stating no prior 'addendums' apply to upgraded contracts.

Well, hubby & I will be safe and get to use our Senior Certificates because we do not plan to upgrade. Our grown children "just don't get the timeshare thing", so.... they will not have anything to inherit, as we will not renew our Grupo Mayan or any other timeshare contracts. If they ever decide they want to own a timeshare, they can buy their own!
