Final notice... Help!
Greetings,
I have a week 13 timeshare at Greensprings Plantation in Richmond. Due to financial troubles and a 20% increase in ownership costs I can't afford my fees anymore. Noone has a good thing to say about Diamond Resorts and now I see why. They even cut the cash value of my points in half, that was the last straw.
I need out and they're giving me till June to pay up or foreclose. The property is paid off, so this seems to me a moot point. Can't I just sign it over to them and eat the 22K lose? If anyone has some insight on this type of situation I'd sure like to hear it.

Before you read and post and assume all the posts are telling the truth, you need to know there are people that pretend to be customer and try to sell their company.
Don't pay anyone up-front just based on a promise they will get rid of your TS.
Not Diamond owner, but in order to deed back, you need them willing to take it. So you need to call Diamond first. They may ask some MF, they may not. Before you talk to anyone else, that is a information you should at least ask.
Hopefully, some Diamond owner will chip in.

If that doesn't work, go to the Diamond forum and scroll down to the link for the post on giving back your timeshare. Since the TS has been paid off, it looks like (according to the posts there) you may be able to give it back by paying the 2009 MFs and a small fee. Good luck! Sorry to hear that you are unable to keep your TS. I know the skyrocketing MFs have hit everyone hard. And with people defaulting, they are only going to get worse for those of us who hang on.

If it's paid off, I would suggest you find some way to pay the outstanding fees and then sell your points. You won't get much, certainly not compared to what you paid since it sounds like you bought from the developer and paid a lot, but it will get you out of ongoing fees.
Depending on what you owe, you might even get someone to pay the back fees if the points are worth it to a Diamond owner.
How much do you owe in fees?
And yes, don't pay ANYONE any cash upfront to help you unload your timeshare, and beware of shills posting to promote companies that do just that.

As suggested, DRI has taken some back but all fees have to be current even if there is no loan (and there must be no loan,) what a deal!
The OP has a Wk13 (whether he is in points now is mute) the buyer will get a Wk13 which is not really sell-able today even though it sometimes might be Easter. I also don't understand the OP's statement about points cut in half, unless he is an older convert to points back when Sunterra gave Holiday points to Wks 13/14/15; now I've heard that they give Low season points but 'grandfather' you such that if in a certain year your Wk13 falls on Easter if you want your week at your home resort you can book it for Low season points, really makes more sense from a Club perspective, but if DRI re-negged on a previous agreement, that's not good.

Spence, forgive my Diamond ignorance, but I sold a deeded week at a Diamond resort last year to a buyer who wanted to convert it to points to enhance an existing account. Has Diamond done something to devalue weeks in that regard, so that the points conversion possibility is moot? Or is this particular week not worth much in terms of points?
I do hear that you're telling the OP his week has little or no value on the resale market, but would it be possibly worth it to another owner to take over the MFs? I'm not asking for myself, just trying to help the OP with options and reality check.

I just gave back a week. It had to be paid for and dues current for 2009, and I could not deposit or use the 2009 week; it had to go to them. The transfer fee was $50.00. I was annoyed that I could not use the 2009 week, but glad to get rid of it; I've seen weeks advertised on ebay for anything over $1.00 that didn't sell.

Unless you have a special relationship with Diamond like noone else, your buyer would have gotten whatever your Deed or Trust Membership was. POINTS generally denotes full Club membership. If you sold a Deed your buyer got a Deed (and he would either have had to pay $2995 or maybe she'd already paid that and gotten an add'l transfer include), if you sold a Trust ownership, your buyer got points in that Trust ONLY and not THE Club and all it's faldaral. Sunterra and now Diamond/DRI have always devalued original and resale owners by not allowing Club membership to transfer, new owner must pay to join or if they're really gullible, must buy extra points to get into or get back into THE Club.
IF the OP had an early coversion to Club he would have had 18,000 points for his week but a later conversion to Club for Wk13 would be something like 6000 or 8000 points!!! Guess what, the maintenance fee for a deeded 18,000 point week is the same as a 6000 point week!
