Smile Cypress Pointe Resort (I)

I will go to Cypress Pointe Resort soon. Any idea the room is clean ? How about the view? Noise ?

CPR my favorite resort

If you mean Cypress Pointe Resort - Phase 1 - then yes, clean is as close to a guarantee as you can get in travel. The General Manager is a fanatic about that. There are all different views depending on the building. 1 & 2 have a pond view, 4 & 6 a pool view (6 looks over the parking lot to the pool but it is surprisingly nice) 8 has the forever wild area while 3, 5 and 7 have a "back yard" style area. All have 1/2 the units facing the parking areas but the design doesn't make it seem like you're in a parking lot with the landscape layout.

Another guarantee is every unit is exactly the same. They were all renovated in 2004-5 and got the same furnishings, appliances, entertainment equipment, etc so every one offers a great unit.

While Cypress Pointe Grand Villas also strives for the same experience they have not undergone renovation so the units are 10-13 years old and may be showing that age. That is a different Association than CPR and they operate the resort as they see as best. CPR is now a Silver Crown (like many resorts they lost the Gold Crown this year) while CPGV is unranked.

Noise? There is nothing going on at the resort except exterior building painting (not very noisy), work on the new recreation/picnic area (not near the buildings) and, soon, renovation of the former Pizza / snack shop in the clubhouse into the new Cafe. Again nothing close to the residential buildings.

If you go you'll be in one of the best locations for timeshare in all of Orlando and at a great resort.

(DISCLAIMER: I not only own at CPR but have served on the BOD for 10 years. Take the obvious potential bias into account!)

Timeos2, everyone knows that I liked this resort for location, location, and an outstanding staff.

What is the progress of the new recreation center and the other upgrades at the resorts?.

Let me add a few additional comments. We stayed at Cypress Pointe Resort last September.

The resort is clean and quiet, and the location is great (back roads to Disney & Sea World and right off of I4). The only two items that should be mentioned are: 2 of the 3 bathrooms have no doors just a walk around partitions (I did not mind, but it bothered my wife); and the stairs were a little rickety.

As mentioned the staff is great, the location great, and because the resort is sold out there was no pressure to have breakfast with a salesman.

Definitely a nice place, and I would gladly go back again.

Noise- I am concern about the noise. I went to Desert Paradise Resort last month. The room is so old. I live in downstair. People walk and take shower in the upstair (midnight). I can hear very well. I couldn't sleep well. I am wondering any problem in Cypress Pointe Resort - I.

View - It sounds like view is OK. So I don't need to request special view. I hear people complain about phase II with parking lot.

Staff - They are nice. That's cool. The receiptist is not nice when I call.

The only delay has been the seemingly never ending battle to obtain permits for the work. Every time we think we have all the approvals something else pops up. Last I saw we had everything OK'd except the lighting (and that may have been approved just yesterday), the Gazebo and the gas grills. The last two we have filed as separate requests so the remainder of the work can be done. The actual construction of the new tennis, basketball and shuffleboard courts as well as the picnic area either is or will be back underway very soon. We had the area cleared and the construction started in January when more permit questions arose.

The Cafe is even worse. It's been 18 months since we started the project and still have two or three items pending before the construction can begin. This was with professional engineers & designers supposedly up to date on requirements. What would have happened if we had tackled it as an Association project?

Anyway it seems that too is nearly ready to get rolling and we'll see construction by month end. Those two projects and the exterior building painting are the major work for 2008. We're really gearing up for the 2010 renovation now as that will have major unit changes like doors on those bath areas (!), all new kitchen and bath cabinets, granite counter tops and all new tile floors. All that plus the usual soft goods, carpeting and updated entertainment gear means this will be even bigger than the 2004-5 work. I can't wait! It's closer than you think when you allow for the lead time needed for the supplies and to get the contractors lined up. Plus we still have to fine tune the exact products and look of the renovated units. These are the fun things a Board gets to do now and then.

But perhaps the most satisfying part is the money for all the work will be safely in the bank when the work begins. Owners will see renovated units and no special assessment just modest and predictable changes in the regular fees. That was a key to our plan in 2004-5 and now it is coming to fruition. It doesn't stop with 2010 but carries on to 2016 through 2030 and beyond to keep the resort up to date and desirable for owners and guests. Of everything the Board and Management has accomplished that may be our very best legacy.

To Timeos2 and your fellow board members, great job!!!!. No Oustanding Job!!! This is one board that the CYP I owners at this resort should be very proud of to have board members liked Timeos2 and others looking after their resort affairs.

Speaking specifically to noise from other units anytime you are on a floor below other units there is a potential for noise from above. No amount of construction work can completely prevent that. If you want to be certain no little munch kins or large footed jackalopes are stomping around above you then the best bet is to get a 3rd floor room. We just suffered through a similar situation at a resort on the coast of CA. For 7 days it seems there were 18 hours of furniture movers and wild kids running around above us - it never stopped. Otherwise we enjoyed it so it can be a distraction.

I have also stayed at CPR and really, really liked it. Location, unit, amenities, location. The golf villa at OLCC I checked into following was a dump in comparison.


As a NYC apartment dweller for a good part of my life I can suggest ways to get even for noise in adjoining or upper units...

Timeos2, we just returned from another great week at CYP I. Timeos2, you did not report that six (6) palm trees have been added in front of bldg 1 (Channel Cay) and bldg 2 (Beacon Cay) overlooking the lake. They look great.

Check-in-staff (front desk staff) look very professional. Ms. Shevanassa, front desk supervisor was very courtesy and professional.
