I rented out the seaglass tower oceanfront and when my (renter) got there they we told NO OCEAN FRONT!!! it's a city view looking at a parking lot and the street below. So I called Bluegreen and was told that on the waiting list if the request that I ask for is not there they will fill it with another type of room and it is up to me to call and see if it is the OCEAN FRONT that I requested. So Bluegreen says it is my fauilt.....
NOW.... If the reservation letter came to me stating that it was a CITY VIEW I would have cancled it immediately!!!! No one wants to look at a parking lot, When they paid to stay OCEAN FRONT they want to see the ...OCEAN.
PLEASE!! Reply back to me Who is in the worng?
Bluegreen- for not calling/mail me to inform me that its City View.
ME - for not knowing that it was not Ocean Front and calling to check on the location of the room which should have been Ocean Front.
The renters are saying that their (Birthday-July 4th vacaation ) is ruined due to the parking lot and street view, they are threatening to take me to court. Does any one have any suggestions how I should handle this? (I know that taking me to court would cost more than the room cost and I took payments in order for them to be able to pay for it.) I just want to do whats right for them. This was not fair to them either.
Thanks for any reply

Based on the information provided, I would say you are in the wrong. When I book units in our beach resort, units are designated ocean view or non-ocean view. Even if the reservation says a specific view, I always re-confirm again directly with the resort a week ahead of actual check-in. If there's a possibility that a unit may not be oceanview, I always have it in writing to my potential renter that the view is not guaranteed.
Take some responsibility on this. As the person renting out a unit, the onus is on you to make sure you've booked stuff properly and not the resort or some other organization. Assigning of blame is irrelevant to the rentor and really shouldn't be a factor until well after the rentor is taken care of.

Offer the renter some of his/her money back right now.
Then you can take the rest up with Bluegreen if you so choose.

I have used the waiting list for the Seaglass tower for the last 3 years now and always got a ocean front. I must of been lucky for the last two years. I hope that others will learn from my mistake of not understanding that when I request a ocean front. If they do not have it they will book you a city view without asking you if you want the resevation or not.
I understanding that I am at fault, for not calling in to verify. ( I did not know too)
BUTT..... I feil if Bluegreen would of told me that there was no ocean front and they could book me a city view , I would of say NO THANKS and used my high red points some where eles.
For my renters I fell awful.... I call a couple of times and apologise 's and gave them 2 free nights anywhere in Bluegreen resort.
Live and learn people.

Well, sorry that you had to learn this policy the hard way. Unfortunately, that's the way most of us learn about what the policies are in various timeshare companies. The good news is that is one of the reasons this message board exists. So that we can share what we have learned about how the Club really works.
Hang around and we can share some more tips.

Honestly, I think you should refund some of their money. Why would they want to pack up and go on another trip for two nights only?

I thought that I was being very generous with the 2 free nights.Thats $350 for a Fri/Sat room. Thery paid $525 for 3 nights Thur-Fri-Sat.
WHAT DO YOULTHINK IS FAIR? Would like to hear from all.
Thanks in advance!

If it was me, I would ask the renter what they think would be fair. Maybe just ask them if they'd like the 2 free nights OR if they'd rather have $350. refunded. If I promised something to someone and gave them something different (I know you didn't mean to), personally I would refund the entire amount. But that's just me.

If the renters are happy with the reimbursement arrangement, that is all you need to know.

Would you rather give up the $525 and know you had a happy customer, that will probably recommend you to others, or have the $525 and an unhappy customer posting on "ripoffs.com"?

I think the 2 nights free is a very generous offer. 100% refund is really not fair to the owner especially since the renter did get a unit to vacation in. I don't even think a charge back would be successful.
