Embassy Owners in Hawaii Please Give Your Input!

As you may, or may not know, RCI (by way of Snap Travel) is renting out 1 and 2 bedroom units at the Embassy Resorts in Hawaii for less than your Maintenance Fees. (Many weeks renting out for $699.99 for 1 bedroom and $899.99 for 2 bedrooms are available at Snap Travel) I am assuming that the 2006 Maintenance Fee will be more than the 2005 Maintenance Fee.

One of the reasons I bought my week at the Maui Embassy was the statement made to me that most owners, use and do not trade their Embassy Maui timeshare weeks. Therefore exchanges into the Embassy will become more difficult as the Resort sells out. This seemed to make sense at the time.

If you look at what is available on the Snap Travel it is not only the rental price but the large number of weeks available that is upsetting. And we can not tell just how many units that are available each week. And on top of that is the fact that they are available more than 6 months out.

To me this means that the Embassy Resorts are making our ownership of a timeshare weeks less valuable by reducing the resale value. Why buy when you can rental for less than the Maintenance Fees. What do you think?

Do you think we should make the other Embassy owners aware of the Rental program by trying to get a resolution on the agenda for the annual Board of Directors meeting? This would mean that they would have to send out the resolution with the Annual Meeting Announcement.

Walt I am not sure if you posted this in the forum where it can do the most good. I think it may be better off in the Hawaii forum. I will leave it up to Sharon the moderator of this forum or, your self to make that decision if you want it moved out or not.

The new policies of RCI are kicking the financial props out from under the ownership/exchange model of timesharing. It is time that resorts and members reacted.

Why don't you point this out to the HOA and/or management at Embassy and suggest that they publicize the indepedents among their owners as alternatives to RCI, like HTSE, DAE, Trading Places, etc. It would make sense to steer exchange company use to companies that don't cut your throat.

I agree, at the next HOA meeting why not propose that EVR dissaffiliate with RCI and ban further member deposits with RCI. I am sure II and or the independents would assist the affected owners in joining RCIs competitors. But, I suggest you lay the ground work first by contacting the BOD and making them aware of the issues involved. An emailing to the owners could follow. At this point stiring the pot could not make matters any worse than they are already. Ben

"I can assure you that ALL of the weeks deposited by RCI Weeks members for exchange are available exclusively for exchange unless and until they fall within the "marketable inventory" category (at which point they are still available for exchange), which refers to weeks that members historically simply do not want or use."

I was told today by the Embassy Maui that the deposit below were owners weeks made with a Bulk Spacebanking. The were not used for Cruises or any other Points program. I have not had one Weeks owner tell me that they can see these weeks when doing an Exchange Search. I used a week for an Weeks Exchanged Search that had Maximum Trade Value as told to me by a VC. I saw nothing.

One would have to assume that Spring Break time in March, April, and May would be a Prime Time in a Prime Location. This is not historically simply a time people do not want or use.

There are other Hawaiian Resorts listed for rentals during this time period but are not available for Weeks exchanges. Before Friday Snap Travel had these weeks listed for $699.99. I would like to point out to you that this is less than the Maintenance Fee. Why Buy (Weeks or Points) when you can rent for less than the MF. :nono:

Would you please explain why these weeks do not show up in any Weeks Exchange Search?

This is a great example of how Rci is Screwing everyone. I hope that someone will find a way to put things back as they were. For now I think if you Tell your resorts to tell there owners about other exchange companys, Thats a start, it may take a while but it can help.
